Little Italy Addition

Basement 780 sq.ft. | Ground 803 sq.ft. | Second 707 sq.ft. | Third 797 sq.ft.

The existing two-storey home had a small primary bedroom with only one bathroom shared between the three bedrooms. In order to improve on this, we designed a third floor addition that created a primary retreat. The third floor features a flexible home office space which doubles as a yoga and lounge area with a balcony overlooking the backyard. The primary ensuite divides the office from the bedroom and features a two-person steam shower with a large vanity and separate water closet. The skylights help bring in natural light throughout the day. The primary bedroom is a peaceful retreat that has a window bench overlooking the front yard tree, built-in TV and fireplace, make-up station, and sitting nook with built-in bookshelves. The built-in wall makes the most out of a narrow floor plan. Due to the existing rear jog of the home, the stairs to the third floor were cantilevered out of the side of the house which meant minimal impact to the second floor was needed to create the new third floor space. The front facade has a steep metal roofline with a cedar clad dormer for the third floor to blend in with other three-storey homes on the street. The rear facade has a modern feel with a dark grey stucco with cedar accents on the balcony and under the third floor cantilever.
