Laneway and Garden Suite Design

A Laneway Suite is located in a backyard next to a public laneway and is smaller in size and detached from the main house on the lot. Laneway Suites provide rental housing opportunities within established neighbourhoods and could be useful for multi-generational living space.

In order to determine the feasibility of building a laneway suite on your property, there are certain zoning by-laws and other restrictions which must be considered such as:
Permitted land use
Access to a public laneway
Lot size and lot frontage
Firefighting access
Existing coverage of structures on the property
Buildable area (Will room sizes meet building code minimums?)
Access to services (i.e. water, hydro, sewage, garbage collection)
Backyard landscaping
Large tree protection

A Garden Suite is a separate rental housing unit that is smaller in scale and located in a backyard detached from the main house. Unlike a Laneway Suite, a Garden Suite is not next to a public laneway and could instead be next to other yards, a flanking street, a private lane, a park or open space or other uses. They can be built in Barrie, Guelph, Welland, Kitchener, Hamilton, Brampton, Windsor, Pickering, Oshawa, Clarington and Toronto to name a few.
